LEASE AGREEMENT FOR BUSINESS PREMISES

 

Concluded in __________, on __.__.____:

1. _________, represented by Mr. _________ _________, as the lessor and

1. _________ (full name of non-governmental organisation), represented by its president _________ _________, hereinafter referred to as the Tenant.

The contracting parties have agreed as follows:

Article 1.

The Landlord leases to the Tenant, and the Tenant takes on lease:

1. one business office with an area of _____ m2 in the building at _________ Street, No. ___, located on the southeast side of the building, for use by _________ (full name of the non-governmental organization) and


2. the courtyard located on the north side of the aforementioned building, with the aim of converting it into a mini-park and occasionally organising activities.

Article 2.

The tenant accepts the premises for lease, and a handover report shall be prepared by the landlord and _________ (full name of the organization), as the tenant, recording the premises in their existing, as-seen condition. The tenant shall, at their own expense, bring them into the condition required for their intended use.

Article 3.

The contracting parties have agreed that no rent will be charged for the business premises for a period of 5 years from the date on which the construction and refurbishment works are completed, and that during the same period the landlord will cover the costs of electricity and utilities incurred by the tenant through the intended use of the premises.

Article 4.

The lessee undertakes, in cooperation with international partner organizations that have expressed their willingness to help, to restore the rest of the building to a usable condition, in addition to the premises covered by this agreement, and thereby help its local community.

The Tenant undertakes to take good care of the premises that are the subject of this agreement.

Article 5.

The contracting parties agree that the use of these business premises may be extended beyond the expiry of this term if needed, in which case a new agreement will be drawn up.

Article 6.

In the event of a dispute, the competent court shall be the Basic Court in _________ (city name)

Article 7.

This Agreement has been drawn up in 4 identical copies, of which each party retains two.
